Again I will say I’m happy to live where I do ...in a boring midwestern small town too far away for commuters from the cities.

Same thing happening in Wyoming and especially Teton County (Jackson Hole)
Except the properties are in the millions of dollars price range.

Something similar happened in even more rural areas of upstate NY than this article talks about. It became a problem when many summer people showed up in March. With grocery stores stocked at levels normal for March when the population doubled, there were shortages.
The more serious problem during a pandemic is that many rural areas are medically underserved even without a pandemic and a doubling of population. In places near where I used to live in upstate NY, the only medical facility in an hours drive is a 2 bed clinic, and no ICU.
This seems to be happening also with hiking, backpacking and camping. Inexperienced people are going into the woods and getting lost, injured or dying. It is really not good when one of the few hospital beds in the area gets filled by out of area hikers with broken legs. Parking lots at trailheads in NH's White Mountains are filled to overflowing with cars and trash. Even in highly urbanized area like eastern Massachusetts, if you look you can find nice trails with no people and that's where people should be hiking now.

I think this is going on in a lot of small rural towns. Im getting calls from real estate agents every day asking if im interested in selling my home and im being offered more money than I ever thought id get for the place, but...where am I going to find another home in a crazy market that won't put me in debt for longer than im interested in. The good news is its an option but not one im ready to take just yet.

In my little town of Latrobe (home of Arnold Palmer and Mr Rogers), a smaller-scale version of this has occurred.

We own a smaller brick ranch house, and recently decided to buy a new-construction home. We listed with a very experienced realtor, who suggested we list at $x, hoping to get an offer close. He said likely it would be 10-15% less than the list ultimately.

The house listed and we had 3 offers within 3 days, and accepted one well over asking.

Same in the Tahoe area. A lot of Bay Area folks are figuring out they don’t need to live in the city anymore and prices are rising accordingly. Not that Tahoe is some sleepy rural enclave, but similar situation.

This stuff is happening everywhere. There are no "secret places" in the world anymore, just places that people aren't yet interested in. In a world with billions of people, it's crazy to think that you can have a perfect little piece of paradise all to yourself and no one will notice.
