Thumbs up The fret buzz was due to...

lack of humidity.
After going through two dozen guitars, this is the first one that had this effect due to dry wood.
After putting few wet towels in hard case for few days, the neck became straight/er.
Looks like the neck wood in this guitar is different than others and lack of humidity changed it's angle.
It's still going through the wet towel treatment until it stabilizes.
