Seaway Manufacturing Sun Room
I've been thinking about adding a Seaway Manufacturing Sun Room (4 season) to my house in the Finger Lakes area of western NY. http://www.seawaymfg.com/ I'd appreciate any thoughts or experiences on adding one of these.
One of the things I'm concerned about is whether I might be spending $25-30k and reducing the value of my house by $25-30k at the same time. |

I've thought about a 3 season room but by rough estimate a 4 season is about 1/3 more. I figure that's an extra 4-5 months a year of use. It's a small ranch and I'll be adding about 180 sq ft.
PS. As I recall, there were only two seasons in Buffalo: Winter/Summer. |

We have looked at Sun Rooms as a possible addition as well. The Grand View is their four season room. I would suggest asking them for the contact information of a few of the people in their Photo gallery of happy buyers and learn from them the do's and don'ts. We know a company called Four Seasons is very popular here in the RI area. Best of luck in whatever you decide...

Like any change to your home, you need to look on it from an outsider's POV. How does it change the outward appearance of the house?
Functionality - what are you going to use it for? What would someone else be able to use it for? For example, if this is going to be a room for houseplants and a 'spa' atmosphere, could someone else use it as a family room? Lots of windows/skylights makes for a lousy TV room (as an example). Access - how do you get into this room? And does it change the room(s) it's attached to?

Sun rooms, especially carpeted, entrance from inside and outside are some of the best investments you can make. The link you posted could be a dining room 365 days a year. It would be a great addition especially if you open up the wall leading to it so it is visible from the kitchen or dining room.

It will have entry from outside and inside. It's a straight shot from the kitchen through the dining room to my proposed location. I'll be using French doors as the portal between the dining room and the sun room. Haven't decided on flooring yet. Wife wants some kind of laminate. My preference would be heated tile or carpet. Thanks for offering your perspective.

By "carpeted" I meant finished rather than exposed concrete. Hardwood, tile, carpet.... all great.
