Default Gypsy Davy, Doc Watson style

Can anyone give me pointers on this? I'm interested in the very beginning of the song. These first few strums sound very "Gypsy-like" to me and I'd like to know how it's being done.

Not sure if I'm exact. But to me it sounds like he's picking the open E on the sixth string while doing a hammer on, pull off on the first.
Hammer on from 10th fret to 12th then pull off back to 10 then pull off from 10 to open. Do that twice and on the third time hammer from 10 to 12, pull off to 10, but instead of open play 12 on the second string then 15, 14 on the first string.
It's close, not sure if its exact
